who is responsible for gas installation
When you move into your Wulvern home we will make sure that the gas installation is sound, commission the appliances and issue you with a landlord's Gas Safety Certificate CP12.
As a Wulvern customer you must allow us reasonable access annually, to service the heating aplliances in your property. If at any time, you wish to have a gas heating appliance of your own installed in your home, you must first seek permission from Wulvern's gas team. This must be carried out by a Gas Safe Registered Gas Installer and you will be responsible for any costs. The work must be carried out to current Gas Installation and Use Regulations 1998, your Gas Safe installer will issue you with a certificate of compliance. This certificate must then be sent to the Gas Safe Register/ Local Authority Building Control Office and also to Wulvern's Gas Team. We must have a record of this for our records to comply with the 2005 Gas Appliance Notification Regulations.
Please remember - It is a criminal offence to interfere with or alter any gas fitting, gas installation or aplliance unless you are a registered Gas Safe Gas Installer, Fully Accredited with all the appropriate elements to work on natural gas installations.
Existing gas supply to the property
Customer - You are responsible for signing up with a gas supplier (SHIPPER) and the payment of any subsequent gas used.
Wulvern - By Law, as a landlord we must inspect the gas supply to your home every 12 months. A landlord's Gas Safety Certificate CP12 will then be issued to you.
Customer - Once you have signed up with a gas supplier, your gas supplier is responsible for supplying you with gas and maintaining the gas meter.
Wulvern - By Law, as a landlord we must inspect the gas meter and gas installation every twelve months. A landlord's Gas Safety Certificate CP12 will then be issued to you.
Gas Meter Control Tap Lock
Customer - When you move into your new home you will find that the gas control tap at meter will have been locked as a safety precaution.
Wulvern - By law, we must ensure that all heating appliances, which we have fitted in your property, are serviced every twelve months. A landlord's Gas Safety Certificate CP12 will then be issued to you.
Gas Heating Appliances
Wulvern - If you have any gas heating appliances fitted, we will maintain these for you and service them every 12 months. A landlord's Gas Safety Certificate CP12 will then be issued to you.
Gas Cooking Appliances
Customer - You are responsible for the installation cost and the maintenance of any gas cooking appliances which you have installed
Wulvern - We are not repsonsible for your gas cooking appliances, however if there is a gas supply in the property we will provide a plugged gas cooker point in your kitchen, for your Gas Safe Registered installer to connect your gas cooking appliance to.
